Usually, “cash buyer” companies offer you a low amount and if you accept it, then they “wholesale” your property to another investor and make a large amount of money. Common amounts are $30,000 – $50,000 for just “wholesale” deal. The “Cash Buyer” companies try to make it sound like they are giving you an “easy” deal because they are making so much money when they resell it. This is your property and your money, you should keep the most amount of it, not “cash buyer” companies.

Live auctions market to all of the cash buyers and investors in the area and make then compete for your property. This way, you are guaranteed a much higher price.

YES, Royal Auctions has realtor programs that allow any licensed real estate agent in Arizona to seller their client’s real estate with Royal Auctions and receive a 3% referral fee from Royal Auctions once the property is sold and closes. The Seller pays ZERO.

NO, When you seller through Royal Auctions, there are no Showings. You don’t have to clean or make any repairs. Properties are sold “as is”.

If you purchase a Green Light property, you will receive a General Warranty Deed with clean title. If you purchase a Yellow Light property, you will receive a Special Warranty Deed with clean title.

If you purchase a Red Light property, there is no guarantee of title or prior liens / judgements and Buyer should conduct their own title search prior to bidding.

YES, Royal Auctions allows assignment auctions on Super Tuesday under the Yellow Light category.

YES and NO. If you buy a Green Light property, then yes. The property will be vacant and you will receive keys at closing. If you purchase a Yellow Light or Red Light property, keys are not guaranteed.

If you are purchasing a Green Light property, you should get homeowners insurance at closing. If you are purchasing a Yellow Light or Red Light property, Royal Auctions suggest you get insurance immediately after the auction.

If you are purchasing a Green Light or Yellow Light property, all real estate taxes will be pro-rated to the day of closing. If you are purchasing a Red Light property, all real estate taxes will be pro-rated to the day of auction.

NO, American Title Company has been retained to conduct these closings as a priority and is well versed in getting all deals closed within the 21 day time frame. Royal Auctions does reserve the right to change title companies. All buyers can have the paperwork reviewed by their attorney, but closing are to take place at American Title Company.

All Green Light properties will be Vacant at closing. Yellow Light and Red Light properties may have people still living in the property. The Seller is not responsible to have the property Vacant at closing on Yellow or Red Light properties. Buyer’s should consult their attorney on removing any occupants.

All Green Light properties will be Vacant at Closing. Yellow Light and Red Light properties my have Tenants in the properties with Leases. Buyer’s are to consult with their attorney regarding Tenants Rights. If Leases are available, the Seller will provide the lease to the new buyer at closing. Red Light properties, the seller will not provide any leases if Tenants are in property.
